Monday, June 23, 2014 – Good day management. I'd like to submit a complaint regarding the two (2) mobile home units installed at 109 South Portola Lane and 108 South Colombo Lane in Tustin, California.
I've watched as these two mobile homes have progressed from the day they were brought in and installed backwards to the day they finished up exterior preparation.
The mobile home installed at 109 South Portola Lane "appears to be" out of level by a minimum of 2.0" from left to right. When standing in front of the home (which is actually the back of the home) you can see the tilting of the mobile home, it is that noticeable.
Regarding the steps leading into the living rooms for both mobile homes, these appear not to conform to California Building Code which specifically states...
The stairways at each required exit door are required to be safe and stable and should be inspected to insure that:

I've measured the stairways and they are both 23.75" in width (does not include any trimwork that intrudes into that width). I've measured the doors that the stairways lead to and they are both 36.0" in width, that is a deficit of 12.25" in width or 6.25" in width using the 30.0" minimum (see above note). The average size person is going to find it challenging navigating these stairways. Anyone above average size won't be able to use them without turning sideways and squeezing themselves in. I find it hard to believe that a City of Tustin Building Inspector approved the installation of this mobile home as it currently sits? This should also be a deterrent for new home buyers especially knowing that these units are backwards and facing the wrong way.
In reference to both units above, they do not appear to meet the 75% rule.
The total occupied area of a lot may not exceed 75% of the lot area, including but not limited to the unit, awnings, carports, storage cabinets, storage buildings, porches, stairways and ramps. Driveways, walkways, slabs and similar flat work are not subject to this limitation.
